Definition
A project that adds something new to a property or significantly upgrades it — such as a new amenity — as opposed to a repair or a like-for-like replacement of an existing component.
The distinction matters: reserves are usually meant for replacements, and many governing documents require owner approval for capital improvements above a set cost. Commercial leases often exclude capital improvements from CAM charges.
